Beutifully Refurbished Static Home - Maggie for sale
£ 40,000.00
  • Beutifully Refurbished Static Home - Maggie for sale
  • Premier Houseboats are pleased to present Maggie, a static home originally built in 2018 and now completely refurbished and strengthened and on a secure residential mooring.    Maggie was originally designed as an economical one bedroomed floating home but over the years had fallen into disrepair. Her current owners purchased her as a project to create a base in the UK, however a change of circumstances has meant that they are now reluctantly putting her up for sale.    Maggie offers a good sized double bedroom, bathroom with bath, hand basin and toilet, and a kitchen/lounge area. Patio doors lead from the lounge to a small deck area with stairs leading to a railed roof terrace. Maggie has lots of windows throughout, all double glazed units offering plenty of light.    Maggie has a new fibreglass roof with extra insulation, and new plastic wood effect flooring throughout ( with 5 access hatches to the bilges). There is new ceiling throughout, new pine panelling and new internal doors. The bathroom has new walls and new plastic tiles. There is a new macerator fitted for the toilet, and a new sum pump for the bath.   There is a new gas oven and hob ( jets need changing to LPG) , and the only thing Maggie now needs is a new boiler and casing as the current boiler is situated outside. Maggie has been completely rewired.    The hull has been straightened, strengthened and had new layers of fibre glass placed internally. There are 4 new bilge pumps and all bilges have been wrapped in fibreglass and linked so water can flow between them. All waste pipes have been placed higher due to the strengthening adding extra weight for stability when floating. Front and back decks have been rebuilt, fibre glassed and strengthened. The roof terrace now has new furniture and railings to create a lovely outside area in which to enjoy your surroundings.   Maggie is a fantastic example of an economical static floating home, cheap to moor and heat, low maintenance and with great use of both internal and external space. • Premier Houseboats are pleased to present Filjec, an ex PLA work boat converted to a small cruising houseboat or weekend boat. The mooring is a small boatyard located between Chatham and Rochester and is therefore extremely handy for shops, restaurants, public transport etc. Internally Filjec offers a good sized wheelhouse with panoramic views, ideal for navigational purposes and also great as a day saloon when moored. Equipment comprises ship to shore radio, depth sounder and fish finder.Steps lead down to the main saloon, which has built in seating and a small multifuel stove that heats the entire boat. There is a small galley area with sink and gas cooker, and some work surface and storage. Forward from the main saloon is a wet room with sea toilet and shower. back from the main saloon underneath the wheelhouse is a double berth but without full headroom. The 85 hp Ford diesel engine provides plenty of power when cruising. Externally there is a good sized seating area which enables you to enjoy your surroundings, with some stunning views up and down the river. Ongoing mooring fees are only £730 pa, which is incredible value for a mooring with residential permission. Obviously Filjec could benefit from some internal refurbishment and modernisation, however her location, ongoing fees and cruising capability make her an extremely affordable and attractive opportunity.
